The commission is 3.57% incl. VAT on the certified purchase price. We work for sellers and buyers at the same time and work exclusively in a qualified sole sales order. The same commission is charged for both sides, as it has been recorded in the BGB (§§ 656a to 656d BGB) since 2020. With us, this has been handled in this fair way since the company was founded.
Additional costs may be incurred by the authorities in connection with rights and encumbrances, such as the discharge of land debts, rights or the application for succession certificates.
Energy certificates and refurbishment schedules can trigger further costs if necessary. We are happy to advise you on a case-by-case basis.
In a fact check, we check whether all the documents required for the sale are available. In any case, you will need a certificate of inheritance.
Let's perform a value indication in a second step. In this way, it can be determined whether all parties accept the determined offer price. This can also be done separately and independently of a sales order as a service.
We accompany you to the notary and take over the appointment coordination and contract preparation of purchase contracts with clarification of all important details. You will receive the draft contract in advance for review. In individual cases, we can represent you at the notary without you arriving yourself. The notary costs are usually borne by the buyer.
Our contract duration is 6 to 12 months. In most cases, we have realized the sale during this time. We receive our courtage only in the event of success and bear the cost risk of marketing.
In addition to our own websites with several hundred accesses per day, we are represented in the well-known portals, advertise in newspapers, community newspapers and also large-format on posters. In addition to digital media and networks, our shop windows are also a magnet for visitors from all over the world.

Legal or energy obligations also play an important role. Even in the same street or building, the square meter price may differ. The implementation is carried out by a trained Home Stagerin in the team of dahoim Immobilien with its own deco warehouse.
