That's not a problem. Every journey begins with a first step. Sound information is required for each decision. We can provide you with the real estate value. Then make your decision on how to proceed. The assignment of a value indication is also possible without a sale. You have free choice.
It is always a good idea to carry out a fact check before selling. In this way, you can find out the expected sales result. An honest and independent information is particularly important here. If you intend to sell, the evaluation is also free of charge for you.

The processing time of a value indicator is 14 working days. For complex evaluation cases, up to 21 working days may be necessary. Preferred express orders are available if required.
The preparation of a market value appraisal takes about 6 weeks, if all data is available from the authorities.
You need a market value appraisal of the market value of a property if the valuation must also be usable and comprehensible for third parties: Court, lawyer, tax office, inheritance. In such cases, an expert opinion should always be drawn up, with market value determination according to the Real Estate Valuation Regulation ImmoWertV. In principle, appraisals are prepared according to the high quality standard of DEKRA, as I am certified as an expert for real estate valuation in certification level D2. A more cost-effective value indicator is sufficient if you want to determine the current property value or offer price. In some cases of interfamilial succession disputes or divorce, an indication is sufficient if all parties accept the testimony of an independent expert.
Rare planning documents, old floor plans and large paper documents are carefully digitized with our large format scanner. Formats up to 91 cm wide can be processed to scale. The photographing of documents is therefore not necessary for you.

Ratings in the network are usually automatically mapped via large data models. In most cases, no site visit takes place, so that special features, equipment, additional buildings or even defects are not taken into account. The interception of owner addresses and their resale is another problem.
We also access statistics and data models, especially for the necessary market adjustment and for comparison prices. However, we look at the review object live and in color on site. The expertise is created in a second step in high-quality form and by hand.
Especially with historical buildings and buildings before 1950, it is not uncommon that little or no documents are available. In such cases, our own surveys and data collections are required, which we carry out within the scope of the order and create ourselves.

The magic word in this context is the ‘standardised calculation of living space’, because a compilation of the areas without mentioning the applied standard is not expedient. If there is no valid calculation, we will measure your building with laser technology and draw up a signed survey report according to WoFlv or the standard that best corresponds to your object.
In the case of conversions in the house, living areas deviate from the original building description and must be remeasured at least in the area of the changes.
We also carry out the measurement as a separate service if it is needed, for example, in the context of financing.
